I'm an amateur photographer and have current interest in some images. I'm not a licensed seller for some of the image content so I haven't pursued selling it myself. Question, how do I price it? Do I sell the rights of use or the image itself? How much?

In almost all situations you would be licensing the rights to use the image(s) with the rates determined by how they're used. A local realtor's brochure certainly doesn't warrant the same rate as a full page ad in a national magazine.
To simply suggest a rate without knowing more about the intended usage would be impossible. There are a number of good pricing sources on the web. You can also go to the sites of some of the big stock houses and go through the steps of licensing an image to see what they would charge.
